FURTHER DETAILS ON OUR VALUATION PROCESS

PSARez processes up-to-the-minute information from national and regional data banks to obtain the most recent sales prices of comparable homes in the neighborhood. Reliable predictors of value such as square footage, age, number of bedrooms, number of baths, and various other features are of primary consideration in the above model. This data is then analyzed using two sophisticated independent valuation techniques to provide a predicted market value for the subject property.


MARKET COMPARABLE ANALYSIS
1. The physical characteristics of the property are compared to the characteristics for each sales sample property.
2. Selling prices of the sales’ comparable properties are adjusted to reflect differences in characteristics between the comparable property and subject property. For example, if your home has three bedrooms and a sales sample property has four, the sales’ comparable property value is adjusted downward for the dollar value attributed to the extra bedroom. This provides a more accurate comparison of the properties.
3. PSARez derives the Market Comparable Estimated Market Value for your home from the average of the adjusted value for the sales that are most similar to the subject property.


MULTIPLE REGRESSION ANALYSIS
1. PSARez predicts the sales price of the subject property using characteristics that are good predictors of the sales price, such as number of bedrooms, living area, and other similar predictors.
2. PSARez builds a mathematical model that reflects the average effect of these characteristics across the sales samples.
3. This model is applied to the subject property, producing a Regression Estimated Market Value.


FINAL COMBINATORY ALGORITHM
PSARez averages the Market Comparables Estimated Market Value and the Regression Estimated Market Value, thus determining the Final Estimated Market Value for the subject property.
